The Osgood Team and specifically agent Kimberlee Prechodko did a fine job helping my wife, Erin, and me find a wonderful home on acreage in the Russellville area of Franktown. It was great that Kimberlee was able to reach out to her Team, as well as draw from her broad experience, to provide complete and timely answers to all our questions. Bob and Leanne took care of everything and every detail pertaining to the sale of our home and it sold in about a week. They included a stager to give us advice on home presentation. The stager provided a plethora of props. I.E. plants, lamps, miscellaneous décor to make the house more appealing to the general public. An open house was held immediately upon hitting the market which resulted in a couple offers. There was great communication from start to finish. They really understand the local housing market and trends and we would recommend them to anyone selling their home in the Parker area.

The Osgood Team is truly a team. We were referred to the Osgood's from another connection and really were blessed to work with them. This is a husband and wife team that are friendly, knowledgeable, and skilled. The word ``Team`` goes beyond the Osgood's. Throughout the process, they were able to give us people to work with whether it was house improvements, prepping to sell or the bank component. The great thing about the people referred to us by the Osgood's is that each person was very professional, but more importantly, it felt like we were ``friends.`` These were people I could go out and have a beer with after the project was done. A couple examples that showcase the Osgood Team came at the end of the process. Our house had different contracts on it within a couple short weeks of each other. For various reasons outside of either of our controls, the house went back on the market. Rather than panic, we increased the price each time and were fortunate that the new buyers took that offer each time. In the end, we were able to close $10k higher than the first initial price. This is because the Osgood's encouraged us that we should consider increasing the price. Both times it worked out; and this represents their knowledge and skill of the market. The second example details their desire to make the process as personal and painless as possible. My wife and I decided, on short notice, that we were going to move back home to Minnesota rather than buy in Colorado. The Osgood's quickly transitioned into getting the home sold. The buyers were using a Bank outside of Colorado and made the process very difficult which extended the sale out a few weeks. When it finally got the time to sign papers, we had already left for Minnesota. They offered to act as a power of attorney and signed the paperwork for us. If you are seeking a personal touch, someone you feel you can trust who have years of experience and a team of people beyond simply showing, buying, or selling your house, the Osgood Team is that Team.

My wife and I bought our first home from Leanne and her team in April 2012. It was a stressful time for us... we ended up closing eight days before our wedding and had offers on three other houses rejected. Nonetheless, Leanne was patient, understanding, and always energetic. Her calm demeanor was much needed, and the house that we ended up purchasing far exceeded those from we had previously offered. One amazing benefit was that we always asked her husband, Bob, to come with us on our house searches. He has a Ph.D. in human factors and was honest in his observations of things like, ``Those countertops are slightly shorter than the norm and will drive you nuts.`` I highly recommend that you ask him to tag along.
