Courtney Walker is the absolute bomb. We found her by accident and she was amazing. From the start, she was friendly and outgoing.(definitely a people person). She listened to our needs and went right to work to sell our house. We had a ton of offers and she gave great advice on which one to accept, which was well over asking. (She could have suggested the first offer and walked away with her commission, but she kept working until a great offer came along). We decided to use her to buy our new house too. She worked her ass off showing us around 40 houses. She always made herself available for showings all over town, at all hours. Again, her advice was spot on about what a listing would go for, how fast it would sell, etc. We couldn't be happier with our new house. If you're looking for a friendly realtor that truly knows what she's doing and has an insane work ethic to buy/sell your house, you won't be disappointed in Courtney. Can’t Beat This !!!! READ !!! The Osgood team was the best selling realtor we ever had! Out house sat on market for 2 years with multiple realtors who could not sell it. Leanne has a whole different view of how to market my home. She staged it well, repositioning furniture to focus on our beautiful view of Pikes Peak. She researched my water rights and she raised not lowered the price over previous realtors. Before it went live, we left for Florida and my upstairs shower leaked, destroying the bedroom below. She took care of it all for me. Hired the contractors, supervised them, washed our bedding and so much more. James and Bjorn were there by her side with Dr. Bob. The house went live and she sold it in 2 days even though the water remediation was far from done. It was a rocky close with buyer having to get a new lender a week before close. I worked with Dr. Bob Osgood and he was tremendous in helping guide me to buy my first home. As a first time homebuyer, in uncertain economic times, it certainly can be stressful; but Bob was there every step of the way guiding me with his tremendous market knowledge and to make sure every box was checked along the way. He would meet me during evenings, nights, mornings, and even weekends, he was always there. Bob also helped me negotiate and even helped get me get a washer and dryer thrown in from the builder, which saves a ton of expenses in and of itself. He made sure I was taken care of. His wife Leanne is incredibly knowledgable as well, and we had in depth conversations about interest rates, what % to put down, what make sense in the short-term, and what made sense in the long-term. She left no doubt in my mind that I was doing the right thing, and trust me, she would tell me otherwise. She truly cares. Their service and expertise are second to none. They know what they are doing and proved to me they are not in this to just "sell". They truly want what is best for you, and show that throughout the process. I highly encourage everyone to use their team, specifically Bob and Leanne in the purchase of their next home. We have known several members of The Osgood Team for more than a decade and we wouldn’t hire anyone else for our real estate transactions. They are extremely knowledgeable about the area and have consistently notified us (for more than a year) when a property becomes available that met our budget and land criteria, even when we weren’t quite ready to buy, but it helped to see what was available for the price. I've used Team Osgood twice. I bought on a referral from a trusted friend, I sold based on my own great experience with them, and i referred a friend who also bought through them. My experience with Bob and Leanne was nothing short of awesome. They are true professionals, they are dialed in with the community, they place their clients' interests first, and they do not pressure you to buy or to sell until you are ready. The one thing I want most, is to feel confident that my Realtors are trustworthy, and I absolutely feel that is the case here. When we sold our home, they arranged for an amazing home staging service. They also went the extra mile and assisted with moving items within our home and into the garage, as my wife was alone and needed assistance. My husband and I met Courtney Walker while she was helping our daughter and husband relocate to Colorado.  Courtney was so helpful and enthusiastic with their house hunt that it was an easy decision for us to use her also.  Because we were moving from out of town, there were times when Courtney would show us a house with video chat or make herself available when we had the opportunity to fly in for a couple of days. I cannot recommend Osgood realty enough. Our expectations were exceeded every step of the way. My husband and I were moving from out of state and were nervous about buying a home long distance. We knew we wanted a realtor who really knew Parker and real eatate. After requesting information, Bob Osgood called us immediately. My husband’s and my work schedules meant we usually had little warning before we could come up, but Bob made sure to accommodate us. While we were in Texas, Bob communicated with us daily about homes and our (ever-changing) priorities, running over to new listings and even holding FaceTime calls so we could tour from our home. We purchased the home without touring ourselves, but were confident in Bob’s opinion. He walked us through every step of the process and gave great guidance. Even after closing, Bob didn’t disappoint, welcoming us to our new home and being considerate of the stress during move in. Osgood Team Real Estate and Dr. Bob Osgood were a life saver for us.  We had listed our home in Parker, Colorado last April with another real estate agent, and it turned out to be a mistake. We realized that she had not completed a market analysis and because of the error in pricing, there had only been seven showings in six months. When we went with the Osgood Team, Dr. Bob did a comprehensive market analysis and within two weeks we had ten showings and an offer.  We could not come to terms with the first buyer, but we quickly had two more offers and sold our home at full asking price.  The Osgood team staged our home, and everything they promised, they delivered.  Communication was superb and I cannot over-stress the importance of choosing the right real estate firm and we highly recommend the Osgood Team Real Estate Company.  They are small enough to care, but big enough to compete with the big boys. Courtney really took note of the things that were critical for me (special flooring that is pet proof,  in a specific are near my sons school,  yard size, and cost, etc).  Her communication with me was ON POINT and she negotiated hard with the seller and got things fixed or replaced before closing. I would absolutely recommend Courtney to anyone I know that is looking to buy or sell. We did not want to move twice and we needed extra flexibility with a close date since we only knew tentatively when our new home might finish construction.  Due to this, we had initially decided to go with an iBuyer and have a “quick sale” approach.  We started down that path, but before giving the green light to the iBuyer we decided to reach out to an agent.  We are so glad that we got connected to Joy through the local middle school, where the Osgood Team was sponsoring a school holiday fundraiser event.  We met with Joy, and it was evident from that first meeting that she knew the local market, schools, neighborhoods and town.  Her knowledge of this market and detailed analysis of what our home was worth vs. what the iBuyer was offering sold us. Bob and Leanne took care of everything and every detail pertaining to the sale of our home and it sold in about a week.  They included a stager to give us advice on home presentation.  The stager provided a plethora of props.  I.E. plants, lamps, miscellaneous décor to make the house more appealing to the general public.  An open house was held immediately upon hitting the market which resulted in a couple offers.  There was great communication from start to finish. She put our house on the market in less than a week of our first meeting, so that we could have an open house during a planned vacation.  Her knowledge of the market and research on comps (of which there were few in our immediate area) was impressive, and she was confident with the asking price which was much higher than the other quote we had received.  And she was right, because we received three full price offers on our home, one of which was the very first person to see the property.  Joy was extremely responsive to our questions and needs throughout, and if there was a bump in the road, she went above and beyond to smooth it. She witnessed the utter mess my ex-husband left the home and helped us get it ready for market. She showed professionalism in working as an intermediary between the both of us at a time when we could hardly make any more joint decisions.  Words cannot explain the importance of marketing in this market! Joy did a fantastic job not only marketing to buyers but realtors. She also protected us from unnecessary pushback from the buyers and I am definitely happy with the price we got for the house.
